First, settle on a plan concept. When you start looking through plan books or surfing the internet for a new home plan, you will find one or two that you like and eventually many that you like and soon they all start to look alike. Don't panic, they are all alike. Let's face it, unless you get into really cut-up expensive designs,there are only so many ways that you can lay out a one or two story home. So look at the plans you are attracted to - see what they have in common and leave the details for later.

For example, a one story home can have the bedrooms on one side and the family and common living space on the other side. Or the home can have the master suite on one side and the secondary bedrooms on the other side with the common areas in the middle. Everything else is a variation on hese two concepts. You can change the size and shape of the rooms. You can add dining rooms and family rooms and studies. You can add a basement, bonus room or covered deck, but you really never change the basic concept. Decide on the concept that fits your lifestyle first, and everything else will fall into place.
